Why Should You Purchase a Pied-a-terre (New York City Apartment) in New York City?
If you a staying late in New York at least one day a week you need to consider purchasing a pied-a-terre.
Are you finding yourself staying late at work in New York, catching a late train to the suburbs, and dragging yourself back to work in New York the following day?
Do you love to go to dinner, the theater, or clubs in New York but can’t bear to commute back and forth to your home in the suburbs after a late night?
Do you live outside New York and find yourself in an overpriced small hotel room in New York too often?
If any of these scenarios sounds like your life, do yourself a favor, purchase a pied-a-terre in Manhattan (apartment in NYC or a Manhattan apartment).
In April 2013, Expedia listed the lowest priced three star hotels in a midtown location for a double occupancy room as $125/night. Taxes on that room will be another $23.43/night. Not a bad price for those one off nights when you can’t get home.
For simplicity, I will base my analysis on this room (which may or may not be available when you need it).
There are several mid-town locations offering studios in doorman elevator buildings. An example is located at 320 East 42nd Street. This pied-a-terre can be purchased with 80% financing for $200,000. Maintenance is $751/month and is 65% tax deductible.
If you can pay cash you can realize savings by using the apartment one day a week, 61 days a year, or five days a month.
You do not have to leave your computer to begin your exploration of available pied-a-terre (pied de terre pied e terre) in Manhattan. I will prepare spreadsheets comparing properties which fit your individual criteria (location, size, fees, price, service level, etc.). I will update these spreadsheets as asking prices are reduced, properties are sold, or new properties become available. The spreadsheet will allow you to easily examine sales trends. When you decide a property is of interest to you I can show you the property.
